beautiful countryside offers panoramic views of the mountains and a picturesque riverside walk, right on your doorstep.
Within the village itself, there are a few local ammenities including, a Restaurant/pizzeria, bar/tobacanist, Post Office,
Chemist, Hairdressers, Small village general store, butcher and bakers. There is a bread van that stops each morning
outside the house selling fresh bread and focaccia. Also a fuit and vegetable van, grocery van, fresh fish van all stopping
in the village at least once a week.

The property itself is situated in a pretty and very picturesque
village called NOZZANO CASTELLO, which lies along the SERCHIO RIVER and only 7km from the historical walled city of LUCCA in the beautiful TUSCANY countryside. The nearest airport being PISA, only 15km away and just 18km from the VERSILIA coastline and its combed beaches.

Crowning a rocks relief on the right bank of the river Serchio,
a few kilometers outside of the city of Lucca, rises still today the fortified village of Nozzano, with its crenelated keep
and towers and town walls. The castle was one of the most powerful and famous stronghold erected as a defense of the southwest
borderlands between the territories of Lucca and Pisa. On the opposite bank of the river can be seen the corresponding fortification
of the Pisane Republic: the Rocca of Ripafratta with its watch towers. The fortified
complex, formed by an elliptic walled enclosure reinforced with towers on the side toward the 'enemy' lands and with a unique
gate opened on the side turned to Lucca in defense of the small village, in the middle rise the triangular shaped keep with
high crenelated walls and two towers, the quadrangular one higher and the second with the form of a spur, like those on the
town-walls. The core of the fortification was erected in the course of 1200. After the battle of Monteaperti (1260) Nozzano
became famous when it accommodated the Guelphs hunted by several Tuscan cities. Many times attacked and destroyed by the Pisane
army the castle has always been reconstructed, the last time in 1395 with the addition of a bastion beside the gate. Nozzano
was used until the end of the 1500 in order to control the ships that sailed up the river Serchio to Lucca, then its military
and strategic importance ended and it became the seat of one of the first printing offices in Italy. Today the fortified village
is in a good state of conservation, the keep, recently restored, can be visited only from the outside.
Nozzano is located not far from
the coast of Viareggio and Marina di Vecchiano, the mountains, the Serchio Valley and the Garfagnana - The
Garfagnana is pretty much confined to the Serchio river valley,
and is, along with the Lunigiana to the northwest, some of the prettiest countryside in Italy. Amongst the beautiful surrounding hills of Lucca are famous antique and historic villas and
celebrated DOC wines. Olive groves, fruit trees and vineyards gives the countryside of Lucca a rural tuscan beauty.
Lucca has a unique cycling path (bikes for rent available by the hour in Lucca) on it's walls, 4.5
kms, that will enable you to admire it's historical center; Mountain biking on the 11 kms., along the river park; Excursions
within the park, ideal for tree-lovers or birdwatchers; Football: for whoever wishes to play or practice on a full-size grass
football field only 100m away; The Horse Club on the river bank; A Fitness Club- with a new BEAUTY-CENTER only 2km. away;
Canoeing on the River Serchio; The Tennis Club in Vicopelago at 3 kms; An Olympic summer swimming-pool within 1 km; Four Golf
Clubs in our area: Golf Club Tirrenia Golf Cosmopolitan Golf Club Versilia Golf Club Montecatini and a Kayak and Canoa club.
